1. About MuzigoFinder
MuzigoFinder Uganda Limited ("MuzigoFinder", "we", "us") operates a platform at muzigofinder.co.ug that connects landlords and tenants directly — without brokers or middlemen. By using the platform, you agree to these terms.
MuzigoFinder is a marketplace, not a landlord or a tenant. We do not own, manage, or control any of the properties listed on the platform.
2. Who can use the platform
You must be at least 18 years old to create an account. By registering, you confirm that:
- The information you provide is accurate and up to date.
- You are acting on your own behalf or have authority to act on behalf of an organisation.
- You will not use the platform for any unlawful purpose.
3. For tenants
- Browsing and saving listings is free.
- Booking fee: to schedule a property visit, tenants pay a non-refundable booking fee of UGX 25,000. This fee covers the cost of coordinating the visit and is paid to MuzigoFinder — it is not rent or a deposit.
- If a visit cannot proceed due to a fault on MuzigoFinder's side (e.g., the listing was fraudulent or the field rep failed to show), we will refund the booking fee in full.
- Rent is paid directly to the landlord. MuzigoFinder does not hold, collect, or guarantee rent payments.
- Any rental agreement is solely between you and the landlord. MuzigoFinder is not a party to that agreement.
4. For landlords
- Listing a property is free.
- You are responsible for ensuring all information in your listing is accurate, including price, location, amenities, and availability.
- You must not list a property you do not own or have authority to rent out.
- Verification: MuzigoFinder offers optional verification tiers (Basic, Inspected, Gold). Verification fees apply as displayed on the platform. Verified status does not guarantee tenants or income.
- MuzigoFinder charges 0% commission on rent. We earn only the UGX 25,000 booking fee paid by tenants.
- You must respond to booking requests promptly. Repeated non-response may result in your listing being suspended.
5. Prohibited conduct
You must not:
- Post false, misleading, or fraudulent listings.
- Harass, threaten, or discriminate against other users.
- Use the platform to collect payments outside the agreed platform flows.
- Attempt to circumvent the booking fee by arranging visits directly after first contact through the platform.
- Scrape, copy, or reproduce platform content without permission.
Violations may result in immediate suspension or permanent removal from the platform.
6. Payments
Booking fees are processed by Pesapal Uganda. By making a payment, you also agree to Pesapal's terms of service. MuzigoFinder does not store card or mobile money details.
All prices are quoted in Uganda Shillings (UGX). MuzigoFinder is not responsible for currency conversion costs if you pay from outside Uganda.
7. Limitation of liability
MuzigoFinder makes reasonable efforts to verify listings but cannot guarantee the accuracy of all information posted by landlords. You use the platform at your own risk.
To the fullest extent permitted by Ugandan law, MuzigoFinder's liability to you is limited to the amount you paid to us in the 12 months preceding the claim (i.e., booking fees paid to MuzigoFinder). We are not liable for disputes between landlords and tenants, loss of property, or indirect damages.
8. Intellectual property
The MuzigoFinder name, logo, and platform design are owned by MuzigoFinder Uganda Limited. You may not use them without written permission.
By posting content (listing descriptions, photos) on the platform, you grant MuzigoFinder a non-exclusive licence to display that content to users. You retain ownership of your content.
9. Governing law
These terms are governed by the laws of the Republic of Uganda. Any dispute arising from use of the platform will be subject to the jurisdiction of the courts of Uganda.
10. Changes to these terms
We may update these terms as the platform evolves. We will notify registered users by email of material changes. Continued use of the platform after changes are posted constitutes acceptance.
