How to rent safely in Kampala
Never pay a deposit before you have physically visited the property and met the landlord in person. Insist on a written tenancy agreement before any money changes hands. If a broker is involved and you found the property on MuzigoFinder, you are entitled to deal directly with the landlord.
What to check before paying a deposit
Confirm who is responsible for water, electricity, and garbage fees — and get it in writing. Check that windows, doors, locks, and water pressure all work before signing anything. Walk the compound at different times of day to get a feel for the neighbourhood and security.
Your rights as a tenant in Uganda
Under the Landlord and Tenant Act 2022, a landlord must give at least 30 days' written notice before increasing rent. You are entitled to a receipt for every payment you make. A landlord cannot evict you without a court order — locking you out or removing your belongings without due process is illegal.
